Dual occupancy will have a 278 square metre lot size
An attached two-storey dual occupancy with Torrens title subdivision has been proposed for 181 North Burge Rd, Woy Woy.
The proposed lot size for each dwelling is 278.2 square metres.
The development site is zoned R2 low density residential.
The application was prepared by Pivotal Planning on behalf of Baini Design.
IT states: "Dwelling 1 is located on the northern portion of the site."
The ground floor consists of a living-dining area, kitchen, laundry and WC.
"The living area leads out to the rear alfresco which leads out to the private open space area at the rear.
"The ground floor includes access off the primary road to a single garage.
"A small courtyard is located on the ground floor north elevation towards the front of the site."
The first floor consists of four bedrooms, one of which has an ensuite and walk-in-wardrobe.
Dwelling 2 is located on the southern portion of the site and, otherwise, is similarly described as Dwelling 1.
The application claims to comply with all relevant controls including 37 per cent of the site being landscaped, where 25 per cent is required, and all of which is deep soil.
As is common with attached dual occupancies, especially those on a narrow lot such as this, most of the verge is taken up by the twin driveways.
According to the landscape plan, both street trees in front of this property are proposed to be retained. However, both of these trees will be close to driveways, one of them extremely so.
Plans show six trees are to be removed from the site itself with two being retained and four new trees to be planted.
The application itself does not appear to mention trees at all.
In conclusion, it states: "The proposal provides for a development that is consistent with the prevailing subdivision pattern and predominant building form in the immediate locality and is consistent with the objectives of the R2 - low density zone applicable to the site."
Written submissions from the public will be accepted until January 12.
