Application for both primary and secondary houses

A development application has been submitted to build both a primary and a secondary single-storey house at 8 Birdwood Ave, Umina.

The site is currently vacant and has an area of 532 square metres.

A previous single-storey dwelling on the site has been demolished.

Vehicle access to the proposed main dwelling would be from Birdwood Ave.

However, the secondary dwelling would use an existing lane way at the rear for access.

The proposed primary residential dwelling would have three bedrooms, one with ensuite and walk in robe, and an open-plan living, dining and kitchen area with walk-in pantry.

It "features internal brick work walls for thermal mass".

It would include a garage, hallway, laundry, a "powder room" and main bathroom and external decks.

It would be rectangular in shape with living, dining and kitchen on the northern side.

The single storey design "fulfills the needs of the client and allows the entire primary dwelling to remain on the same floor level".

The master bedroom would have a deck overlooking the back yard.

The house would have timber-framed walls with aluminium weatherboards and windows, and a metal pitched roof with skylights.

The living, dining and garage areas would have concrete floors, with the rest having timber flooring.

The secondary dwelling would have two bedrooms, living room, kitchen, laundry and bathroom as well as an entry deck, barbecue storage and car park.

It would be square in shape with the living, dining and kitchen located on the northern side of the dwelling.

The application proposes an absorption trench for drainage from both houses "due to there being no stormwater drainage installed by council".

"The Birdwood streetscape consists of a range of single-storey and two-storey dwellings," according to the application prepared by Papjo Pty Ltd trading as Aspect Z.

"Residential dwellings are generally of lightweight or masonry construction and typically of a single-storey arrangement."

"The design of the proposal has regard to the sites' relationship with adjoining and surrounding development.

"The height, size, bulk and scale of the proposed development is consistent with a number of other buildings within the immediate vicinity and would not unreasonably impact on adjoining properties, in respect of privacy, overshadowing and general overbearing impacts."

Apart from "minor" variations to the rear and front setbacks, the application claims compliance with planning provisions.

It states the front setback of 6.438 metres to the front deck does not comply, but does not state the setback required under the planning provisions.

Planning provisions allow a rear setback of 0.9 metres for half the width of the site and three metres for the rest.

The rear setback is proposed to be 0.9 metres for the entire width.

The application is currently on public exhibition and open for written submissions from the public.

The council website does not provide a closing date.
