Dilapidated single-storey cottage to be replaced

A dilapidated single storey cottage attached to a newer two-storey structure at 14 Horsfield Rd, Horsfield Bay, would be rebuilt if a development application is approved.

The application states: "The existing dwelling consists of two structures which have been connected to form a single building.

"The original single storey cottage abuts a newer two-storey structure.

"Both are of lightweight construction, with a pitched steel- clad roof.

"There is a deck that is accessible from the living area of the two-storey dwelling, that extends over the roof of the single storey cottage.

"The single storey cottage is in a dilapidated condition with evidence of extensive water and termite damage.

"The rear wall of the cottage has been built over the rear boundary.

"A permissive occupancy agreement is in place for this encroachment.

"It is proposed to demolish the existing structure and build the new addition 900mm inside the rear boundary."

At 48 square metres in area, the new addition would be only one square metre larger than the existing single storey structure.

The application claims the proposal complies with planning provisions apart from the rear setback, which should be three metres.

The application explains that "The rear setbacks of neighbouring dwellings to the public reserve are approximately 900mm.

"Therefore, the proposed additions will now be in keeping with the neighbouring dwellings."

The application also includes new windows to the existing dwelling and a new plunge pool to be located at the rear of the site."

The site is zoned R2 (low density residential) and is located in a bush fire prone area.

A bushfire assessment report prepared by Clarke Dowdle and Associates is included in the documents on exhibition.

The battleaxe-shaped site has an area is 461 square metres.

"Most properties enjoy large trees and significant areas of planting around the dwellings." There is no living area included in this new structure.

"The pool will be setback 900mm from the side and rear boundaries.

"A compliant pool barrier will be installed along the western edge of the pool leaving access for the occupants to the public reserve behind"

The application concludes: "The proposed development will greatly enhance the experience and amenity of the occupants but will not negatively impact the neighbours.

"The development will remove the impact that the existing structure has on the public reserve and create a more appealing aesthetic when viewed from this area."

The application is currently on public exhibition for written submissions.

The closing date has not been posted on the council website.
