New concept in house plan provision
A new business that opened in Ettalong in December has introduced a combined design and tender service which could save home or unit builders a large amount of time and money.
Trading as Buildtech Design and Development, they will design a home or a unit to a client's requirements within budget, and provide a firm tender for construction through their partner, Tullipan Homes.
The plans provided are much cheaper than plans provided by other designers or architects under the traditional arrangements and they include sufficient detail for clients to be able to perform all of their preliminary building tasks including valuations and finance borrowing.
If the project proceeds and the quote provided by the builder has been accepted, design costs are reimbursed.
If the project does not proceed, then the cost to get to the plan stage will have been far less than any other arrangement where a full set of working drawings was required.
However, the penalty for such a low cost is that the drawings remain the property of the designer.
Production of the drawings is done with the use of the latest computer aided technology, so that clients will be able to see 3D images from any position, inside and outside.

Barry is also President of the Central Coast Branch of the Building Designers Association of New South Wales.
As far as he is aware, his is the only office in Australia providing such a service.
