Three-storey dwelling proposal would remove 17 trees

A proposal for a three-storey, three-bedroom second dwelling at 31 The Rampart, Umina, would remove 17 trees and involve extensive earthworks, Central Coast Council has been told.

The new dwelling's frontage would be on a private road connected to The Bartizan.

The development application also involves a Torrens Title subdivision, thereby creating a dual occupancy.

The application states: "The proposed subdivision meets all requirements except for the overall lot size."

Proposed Lot A is 853.34 square metres and proposed Lot B is 841.66 square metres."

The maximum height of the dwelling proposed for Lot B exceeds planning provision limits.

Portion of the upper storey eave protrudes (beyond) the maximum height.

The "Clause 4.6 variation request" which accompanies the application asks for a variation to allow a 450mm in excess of the maximum height of 8.5m.

The request claims that many properties in the area exceed the maximum height limit and that due to the setback from the street the impact will be negligible.

The proposed dwelling includes off-street garaging for two vehicles.

The application states: "The proposed development has been designed to nestle within the existing contours to minimise impact to the surrounding neighbours."

It claims that the proposed development "does not impact the views of adjacent neighbours" and that the proposed development "has no overshadowing to surrounding neighbours".

It says that the remaining vegetation would be managed in accordance with bushfire requirements and "complimented with preference for indigenous and drought tolerant plant selections".

A licensed arborist or tree climber would inspect all trees designated for removal for possible fauna.

A licensed wildlife handler from ARC Wildlife would be on-call during the clearing to relocate fauna.

The application is currently on public exhibition and open for written submissions until April 9.
