Dual occupancy proposed for Karingi St

An application has been lodged for a new two-storey attached dual occupancy, with four bedrooms each, and two-lot Torrens title subdivision at 109 Karingi St, Umina Beach.

The site is zoned general residential (R1).

The application prepared by Tullipan Homes Pty Ltd states: "The proposed dual occupancy is to provide a minimum front setback to the street of 6.59m measured to the main building line and 7.59m to the garage wall.

"The front setback is consistent with the average distance of the setbacks of the nearest two dwellings having the same primary road boundary.

"Setbacks of 1.2m are provided to the eastern and western side boundaries, respectively."

A variation to the side setback requirement of 1.457m to allow 1.2m is requested.

"A setback of 13.94m is provided from the alfresco to the rear boundary."

The proposal has a single garage per unit with provision for "stacked" parking of another vehicle on the driveway, to comply with the requirements for two off-street carparks per dwelling of four bedrooms or more.

According to the Basix certificate, both units have "4+" bedrooms.

No trees are proposed to be removed.

A landscape plan shows two native watergums proposed as street trees.

Two weeping lily pillys and two lemon-scented myrtles are proposed to be planted on site.

It is claimed that the design is such that no loss of amenity such as solar access or privacy will occur to neighbouring properties.

However no shadow diagrams have been exhibited.

The application states that "The proposed dual occupancy fits within the existing and future character of the area having similar setbacks, bulk, and scale, is well articulated and presents well to street."

The proposal is currently on public exhibition on the Council website and available for written submissions until April 16.
