New plans exhibited for dual occupancy
New plans have been exhibited for a side-by-side dual occupancy proposed at 49 Ridge St, Ettalong.
The application was lodged in September, and put on exhibition in October as reported in the October 23 issue of Peninsula News.
The development application was most recently listed as "under assessment" but has been listed once more over the Easter weekend as being on public exhibition.
The wording of the application has not changed, only the plans.
No explanation is given for the change.
The plans now show built-in garages located at the front of the property with access from Ridge St.
The original proposal was for vehicle access via the rear lane with open carports instead of garages.
The original application prepared by Sandra Tradd of Red Apple Design stated that she had "made several calls and had several discussions with planners, engineers and tree officers as to the best way to retain the large eucalyptus tree and provide carports via the rear laneway".
"The reason the carports and alfrescos couldn't be approved under a complying development certificate along with the remainder of the proposal (main dwellings) is because these structures are proposed within a flood storage area and it is understood that council is inundated with applications now and approving only a minor portion of the proposal may result in a quicker approval."
In the new plans, the large eucalyptus tree at the back is still shown as being retained. However virtually all landscaping initially proposed for the front setback has been replaced by concrete driveways.
Large alfresco areas are proposed for the rear.
The original application claims compliance with all planning controls.
The application and new plans are currently on public exhibition on the Central Coast Council website.
