Objections lodged to removal of established trees
Several objections have already been submitted against a development application for a house at 1 Wentworth Ave, Woy Woy, that would see "several established trees" removed.
The application is for a "single-storey dwelling house with attached double garage, earthworks and vegetation clearing" on a 668 square metre site zoned R2 - Low Density Residential.
The comment period does not close until Monday, January 29.
In their submissions, several residents have asked that the proposal be redesigned to accommodate "green infrastructure".
One submission mentions the "large and robust local native mahogany toward the back of the property".
"The amenity this tree in particular provides is enormous."
The footprint of the house, excluding alfresco area, is about 220 square metres, well below the maximum 50 per cent of site area permitted by the council planning provisions.
The plans indicate that a 60 square metre "shed" is proposed to be added by the owner at a later date.
According to the application: "The proposed development is for a single storey dwelling constructed by Coral Homes.
"The proposed dwelling is of a contemporary design which features a face brickwork external finish with rendered front piers and sheet metal multi hipped roof form."
"The dwelling includes four bedrooms, two bathrooms, open plan living-kitchen-dining, several internal recreational spaces, outdoor alfresco and private open space.
"The proposed dwelling features mostly face brickwork facades on the north, south and western sides of the dwelling with the front of the facade to be a combination of weatherboard cladding and rendered brickwork.
"The roof form consists of a hipped form over the main core of the dwelling with a dutch gable which extends over the front porch.
"The roof will be constructed at a standard 25-degree pitch with sheet metal finish."
The application claims compliance with planning provisions, apart from a variation requested for setbacks.
It states that the primary frontage is with Wentworth Ave where the proposed setback is seven metres.
The boundary with Gallipoli Avenue is denoted as "secondary frontage".
"The proposed secondary frontage setback is 1500mm in lieu of the required 2000mm.
"Given this property directly adjoins a commercial-industrial premises at the rear and no other dwellings have a primary frontage along this stretch of road the proposed setback is deemed to be suitable within the locality and would be complaint with the requirements if it was to be considered a side boundary."
The development application is currently on public exhibition and available for written submissions until January 29.
