Panel approves 'gunbarrel' plan with conditions
The Central Coast Local Planning Panel has approved an application for a two-storey, three-unit "gunbarrel" development at 31 Burrawang St, Ettalong.
The application was one of three similar applications in Burrawang St by the same developer at numbers 21, 31 and 33.
The application for number 21 has already been approved following a Lands and Environment Court conciliation conference.
In the approving the application for 31 Burrawang St, the Panel imposed a number of additional conditions.
These included conditions to "relocate the stormwater system and stormwater pits to the centre of the access driveway and reshape the driveway, to maximise the width of the side boundary landscape strip and meet the requirements of Australian Standards AS2890 for vehicle manoeuvring".
The conditions required the kerb at the boundary edge of the access driveway to be removed to enable more width for landscaping, and that additional landscaping be provided within the landscape strip.
The two street trees and all other proposed canopy trees within the site must be a minimum pot size of 75 litres (advanced specimens).
The height of the front courtyard fence to Unit 1 was to be reduced to a maximum 1.2 metres.
There had been 22 submissions from the public objecting to the proposal and three speakers against it at the Panel meeting on December 7.
The council assessment report had recommended approval but the speaker for the Peninsula Residents Association argued that it failed to provide any justification for allowing variations such as reducing the landscaping strip at the edge of the driveway by 50 per cent to 150mm and placing part of the Unit 1 private open space on the front setback.
