Proposal to subdivide Woy Woy Bay waterfront block
The public has until February 8 to comment on a proposal to subdivide a battle-axe waterfront block in Taylor St, Woy Woy Bay, in two.
One of the two resulting blocks would be less than the required minimum size of 550 square metres and both would be narrower than the required minimum of 15 metres.
Lot 2 would have an area of 496 square metres, a variance of 9.8 per cent and would be 9.325 metres wide.
Lot 1 would be 12 metres wide.
In a statement supporting the application, planning consultants Clarke Dowdle and Associates argued: "Given the unique location, it is considered that the lot area non-compliance will not be detrimental to the appearance of the dwelling-houses (existing and proposed) when viewed from the adjoining properties or from the public domain.
"Furthermore, it is considered that lot areas provide for a sustainable, orderly use of the site given that a low density scale is maintained within the R2 - Low Density Residential Zone.
"Although relatively narrow when compared to a typical suburban context, the lots are not when compared to the foreshore lots that have been established along the Woy Woy Bay stretch.
"The proposal would not be setting precedence in relation to the narrowness of lots established within the Woy Woy Bay foreshore lots," the statement said.
