Dwelling and granny flat proposed in Trafalgar Ave
A single-storey dwelling with a detached granny flat has been proposed for 272 Trafalgar Ave, Umina.
According to the application submitted to Central Coast Council by Mojo Homes, the site is zoned R1 and has an area of 474.2 square metres.
"An existing fibro dwelling and building are to be demolished under the approval of a separate development application to facilitate a clear site for the proposed new dwelling."
The application claims compliance with the planning requirements, apart from the rear setback.
According to the drawings the front setback is six metres.
For half the length of the rear boundary, the proposal does not comply with the rear setback requirement of three metres, having only a 920mm setback.
The application claims compliance with the site coverage maximum of 50 per cent, with the proposal being 48 per cent.
With a single garage and one car parking space, the application claims compliance with parking requirements.
The garage setback is greater than the one metre behind building line required by planning provisions.
According to the drawings, there is one tree on site, to be removed by the owner.
There is no mention of any proposed street tree planting and no landscape plan is provided.
The application is currently on exhibition but the Council website states no closing date.
