Manufactured home proposed for Victoria Rd
An application has been lodged with Central Coast Council to install a manufactured home at 84 Victoria Rd, Woy Woy.
The applicant seeks consent to place a pre-built manufactured home on raised pier footings and to construct an attached carport on the site.
The application, prepared by Approved Pty Ltd, describes the proposed dwelling as having a total floor area of 96.02 square metres, with three bedrooms, a bathroom, laundry, toilet, and a combined kitchen, dining and lounge area.
The building will have a maximum height of 4.935 metres from ground level and will be constructed with weatherboard wall cladding and a steel roof at a 15-degree pitch.
A partially-covered deck is planned for the north-eastern entry.
The site is located within the R1 General Residential zone and has a floor space ratio of 0.14:1.
The application notes that the land is identified as flood-prone, and the finished floor level will be compliant with flood planning requirements.
The dwelling is setback 7.625 metres from the front, which is the average of the neighbouring dwellings within 40 metres.
Side setbacks are 1.94 metres to the carport on the eastern boundary and two metres to the dwelling on the western boundary.
Private open space of a minimum 24 square metres will be provided at the rear of the dwelling.
The application claims no trees will be removed for the development.
The exhibited documentation does not include a landscape plan.
The application concludes that the development is permissible, compliant with relevant planning instruments and local development objectives, and suitable for the site.
The application is currently on public exhibition and but a closing date for submissions has not been announced by the Council.
