Secondary dwelling, studio and garage for Horsfield Bay
A second dwelling, a studio, a garage and carport are proposed to be built at 14 Horsfield Rd, Horsfield Bay.
The redevelopment aims to reduce the steep gradient of the drive, to relocate the garage onto the south-east boundary, creating an area for a lightweight timber car parking platform on the north-west.
The secondary dwelling has been designed with the living area on the upper level and the bedroom below.
A deck above the bedroom, accessed via the living area, will provide private open space with views over Horsfield Bay.
The application, prepared by Sally Morgan Architect, states that the new studio would provide an additional living area for the family, with access to the landscaped area and deck directly opposite the entry to the main dwelling.
The application notes that the site is located in a bush fire prone area.
A Bushfire Assessment Report, prepared by Clarke Dowdle and Associates, is included in the application concludes that the proposed development may comply with bush fire protection performance criteria if its recommendations are implemented.
These include maintaining the entire site as an asset protection zone and adhering to specific construction standards.
The existing garage is currently 1.5 metres from the south east boundary, at the closest point, and up to 3.2 metres from the rear corner.
The new garage is to be located on the boundary for its eight-metre length.
The garage will be rebuilt on the south east boundary, away from an existing tree.
A new carport, of lightweight structure, will be located beside the existing tree.
The application is on public exhibition but no closing date for submissions has been published.
