Two-storey dual occupancy proposed for Woy Woy Rd
A detached two-storey dual occupancy and Torrens subdivision has been proposed for 99 Woy Woy Rd, Woy Woy.
The development application prepared by SJH Planning states that the site is zoned R2 (low density residential) and has an area of 839.7 square metres.
The rear (north-west) boundary adjoins Brisbane Water and the front (south-east) boundary is on Woy Woy Road.
The rear unit on Brisbane Water is proposed to be sited on a "battleaxe" lot with the front unit having access to the existing boat ramp via an easement.
Both units are proposed as two-storey in "Hamptons" style.
In both cases, the ground floor would have living, family media, study and dining rooms, as well as "powder rooms" and utility space with direct access to double garages.
On the first floor would be a master and two other bedrooms as well as a lounge/retreat and bath.
The application claims compliance with planning provisions, apart from a question of whether Woy Woy Rd is a "main road" requiring a front setback of 7.5 metres.
The proposed front setback is six metres.
This requirement applies to classified roads, where this section of Woy Woy Rd is designated "unclassified regional", the application states.
No landscape plan provided for public exhibition though it is listed in the drawing schedule.
The survey plan appears to show a total of four existing trees on the site but there is no mention of these in the application.
The application states that the site will need to be "regraded" in order to accommodate the proposed dual occupancy so presumably all vegetation will be removed.
No arborist's report is provided.
The application states there would be "planting of citrus trees (lemon, lime and cumquat) together with the establishment of hedges of murraya paniculata (orange jasmine) and hydrangeas framing manicured lawns and fence lines punctuated by colourful annuals".
In conclusion, it states: "Designed to facilitate economic development, use and occupation of land destined for the purpose proposed, the proposal has been prepared in response to market demand for quality housing in a locality with enviable lifestyle opportunities focused on the waterfront location."
The application is open for public written submissions until November 24.
