Further weatherproofing requested for Mantra roof
A proposal has been submitted to Central Coast Council for further weatherproofing to "plant rooms" on the roof of the Mantra resort that accommodate mobile phone transmitters.
A development application was originally approved in July 2016 for "rooftop structures to enclose existing communications infrastructure and plant at the Mantra Ettalong Beach".
The objective was "to enclose and protect two fully exposed plant rooms and partially enclose the communication infrastructure (aerials) on the rooftop of the Mantra Ettalong Beach, which are deteriorating as a result of exposure to the prevailing harsh coastal environment and also from destruction by vermin".
The "vermin" were understood to be pigeons.
Two years ago an amendment was approved, which "seeks a better design outcome that primarily responds to feasibility constraints and the operational requirements of the communication infrastructure".
The modifications now proposed by Baam Consulting would "extend formal treatment of the external walls of the plant room in order to address leakage paths expected to develop through the external blockwork".
"The additional cladding work are proposed as part of the Strata Scheme's obligations to maintain the common property."
The modifications include adding external cladding to the full perimeter of both plant rooms, and replacing apron flashing between the blockwork wall and roof cladding.
They will also incorporate flashings at the top end of the wall between the roof system and wall cladding.
"The proposed works marginally increase the volume of the work through the addition of the cladding and its supports being fixed to the blockwork," the consultants stated.
"The Colourbond colour will be as close to existing blockwork coating and main roof sheeting as supply allows."
