Flats to 21m and more multi-dwellings are on the cards

Residential flats could be built to 21 metres high in medium density (R1) zones within 400 metres of the town centres of Umina, Ettalong and Woy Woy, and to 16 metres high within 800 metres, under changes proposed by the Department of Planning.

Gun-barrel and other multi-dwelling developments would be permitted in low density (R2) zones within 800 metres of the town centres.

They are not currently permitted in these zones on the Peninsula.

The Department of Planning, Housing and Infrastructure has confirmed changes proposed in its consultation, which closes on Friday, February 23, would apply to the Peninsula.

Peninsula News asked the Department whether the Peninsula would be excluded from the provisions, after well-sourced rumours suggested that the sweeping planning changes would not apply here.

Using Woy Woy as an example, the Department said: "The low and mid-rise housing policy can be applied in Woy Woy because there is a train station, a local centre and it's located in the Six Cities.

"The proposed changes to low and mid-rise housing are on exhibition for public comment from the community, council and agencies until next Friday, February 23.

"In line with the planning process, the community is encouraged to submit their feedback before a final decision is made.

"It is important to note that before these reforms are finalised, the Department of Planning, Housing and Infrastructure will first work closely with councils to thoroughly understand local concerns and the capacity for development around nominated train stations and local centres."
