Further amendments proposed for 306 Ocean View Rd
A third set of amendments has been submitted to Central Coast Council for a five-storey mixed-use development at 302-306 Ocean View Rd, Ettalong.
The development, on the corner of Ferry Rd, was approved by the Land and Environment Court after initially being refused by the Local Planning Panel on the recommendation of council planners.
The mixed-use building will contain shop-top housing, retail premises and serviced apartments.
In the process, the court approved a different design to that originally submitted.
Advice contained in a construction and structural design review following the court decision led to the changes now being proposed.
The modifications include amendments to schedules, amendments commercial layout (including provision for external exhaust) and amendments to concrete roof profile edge detail.
Amendments are also submitted to the Level 4 lift lobby for weather protection, for removal of a skylight on Level 3, and for a revised canopy design at main entry with integral mailbox and intercom.
A revision of courtyard design to Units 4 and 5 is included, as well as raising the pool level, and the introduction of glass-reinforced concrete planters to the Level 4 rooftop around the pool.
The applicant has submitted six new documents supporting the modifications.
The documents can be perused on the Central Coast Council planning portal.
The proposal is open to submissions from the public until July 11.
