Application seeks to demolish Huckleberry Finn's
Central Coast Council has received an application to demolish the "Huckleberry Finn's" building at 24-28 The Boulevarde, Woy Woy.
The Council's 2020 "Let's Talk Woy Woy" consultation report listed the building as "suggested ... to be restored, maintained and heritage-listed".
The application is for "demolition of the existing commercial building and clearing of the site".
It was built in the 1960s, trading as Anderton's Seafoods until the late 1970s, when it became Huckleberry Finn's which traded until 1999.
The application prepared by Wales and Associates on behalf of Bruce Kerr Pty Ltd, states: "The aim of the application is to gain approval for the proposed demolition of the existing commercial building, capping off all public utilities and services and clearing of the site.
"The proposal allows for a range of retail, business and community uses that serve the needs of people who live in, work in or visit the area to be constructed on the site at a later date.
"The proposal allows for future commercial investment that will generate employment opportunities and economic growth.
"Therefore, the proposed residential dwelling complies with the objectives of the zone."
The property is currently zoned E1 - Local Centre under the Central Coast Local Environmental Plan 2022.
The site's frontages do not allow it to take advantage of the State Government's recently-introduced Transport Oriented Development incentives or the slightly less generous concessions under Central Coast Council planning provisions.
The adjacent Watersedge Motel, which was sold in October for $3.5 million according to the Domain website, also does not have the frontage to qualify.

The application is currently on public exhibition, but the closing date for submissions has not been posted.
