'Compliant' dual occupancy proposed for Donald Ave

A dual occupancy development has been proposed for 54 Donald Ave, Umina.

The proposal involves the demolition of an existing single-storey dwelling and garage.

The application prepared by Clarke Dowdle and Associates says the proposal complies with the Central Coast planning provisions.

Each unit will have a single garage, front living area, bathrooms, laundry, a media room and an open dining, kitchen and lounge area on the ground floor. The first floor will have three bedrooms, bathrooms and a sitting room.

The buildings will feature reinforced concrete slab footings, timber roof rafters with colorbond roof sheeting, and aluminium framed windows.

External cladding will include a mix of materials, with weatherboard cladding and powder-coated windows.

The lot size is 784 square metres, the proposed building height is 7.73 metres, and the floor space ratio 0.5:1.

The roof is designed with a 15-degree pitch for the ground floor and a 22.5-degree pitch for the first floor.

The development will include separate driveways for each unit, providing access to individual garages.

There is no mention any existing trees.

However, pictures in the application appear to show a large tree on the rear west boundary.

The application states that "The proposal includes a landscape design with the ability to include trees within the street to soften the built form and establish tree canopy."

However, there does not appear to be any landscape plan included in the public exhibition.

The proposal includes approximately 200mm of fill to create the required fall for stormwater.

The development claims compliance with site coverage and soft landscaping requirements stating a figure of 46 per cent for "soft" landscaping almost double the 25 per cent requirement.

The application says the development aims to provide additional housing, contributing to the local economy through short-term construction jobs and long-term support for local businesses.

"The proposal provides for increased density that would be compatible with the intention and rationale outlined in the NSW Department of Planning's strategic plans including the Central Coast regional Plan 2041."

The application is currently on public exhibition, open for written submissions until February 28.
