Townhouses to have plunge pools and permeable drive

New development is proposed for 23 Bream Rd, Ettalong, with three townhouses each having their own "plunge pool".

It will also feature a "permeable driveway".

The application, submitted by Corona Projects, involves demolishing all existing structures on the site.

The site is located in the general residential zone (R1), and the proposal claims a floor space ratio of 0.48:1, which is within the permitted limit of 0.5:1.

It would have a height of 8.09 metres which is within the maximum allowance of 8.5 metres.

The application states the proposal complies with building setback requirements.

The front setback is 8.523 metres, rear setback is 4.5 metres according to the plans, but 3.316 metres in the application document itself.

The east and west setbacks are 1.34 metres and 2.91 metres respectively.

It is claimed that the design aims to maximise solar access and to minimise over-shadowing to neighbours.

Shadow diagrams have been provided.

The mix of materials will include stone and rendered masonry walls, and white aluminium wall slats.

The dwellings will be constructed with concrete slab on the ground and suspended floors with insulation to achieve thermal comfort.

The project will provide six car spaces, including one visitor space, as required by planning provisions.

The plans include swept path analyses to ensure vehicles can enter and exit the site safely.

The dwellings will have windows overlooking the street, and it is claimed the building has been designed to share views with surrounding properties.

The plan includes six-star gas hot water systems, ventilation systems, three-phase air conditioning, natural lighting and solar panels for each dwelling.

An arborist report produced by Arbor-Express states that all 10 existing trees on the site are to be removed.

The landscape plan indicates that there are to be one coastal banksia and three blueberry ash to be provided in addition to smaller vegetation.

The existing blackbutt street tree would be kept, despite a "major encroachment" of 21.2 per cent by the driveway.

According to the SEE "The development is considered to be in the public interest, as it helps to increase the supply of housing within the locality and provides a logical approach to off-street car parking."

In conclusion the applicant states that the proposal aims to provide a sustainable and well-designed residential development that is in keeping with the area, while addressing the local housing needs.

The development application is on public exhibition, with submissions closing on March 7.
