Five-bedroom Pearl Beach house would lose 15 trees
A five-bedroom two-storey house, with four bathrooms and a swimming pool has been proposed for 1 Agate Ave, Pearl Beach.
The proposal also seeks the removal of 15 of the 32 trees on the site "to facilitate the construction of the dwelling house and swimming pool".
The application was prepared by Avenue Town Planning and is accompanied by a set of "Neighbors Notification Plans" containing a site-roof plan and four elevations.
No shadow diagrams are provided for public exhibition.
The application states that the proposed dwelling has been designed by Luxitecture to a "coastal aesthetic" comprising weatherboard cladding and a pitched roof form.
One of the five bedrooms will be located on the ground floor along with one of the bathrooms.
Also on the ground floor will be the living and kitchen areas along with a double garage and a stone clad inside-outside fireplace.
"Decorative detailing consists of exposed rafter feet for the ground and first floor elements as well as steel balustrades and landscaping that is integrated into the floor level."
"The rear portion of the dwelling maintains the coastal aesthetic and landscaping as well as incorporating a stone-clad chimney associated with the fireplace".
The application claims that all requisite controls, including those in the Coastal Management SEPP, have been fully complied with.
The landscape plan details that a number of additional trees and shrubs will be located on the site to "complement the natural bushland setting".
A Flood Information Certificate supplied by the Council does not identify the site as being a flood storage area, floodway or flow path.
A number of submissions have been received by the Council against the proposal, mainly concerned with the tree removals.
Also coming in for criticism is the construction of a swimming pool in this particular area which at least one submitter contends is a floodway.
Other submissions refer to the "bulk and size" of the proposal and overshadowing.
The application is currently on public exhibition and open for written sub-missions until May 24.
