Two-storey dual occupancy proposed for Osborne Ave
An attached two-storey dual occupancy and associated Torrens title subdivision has been proposed for 28 Osborne Ave, Umina Beach.
The development application was prepared by Professional Development Services Australia on behalf of Lily Homes Pty Ltd.
It shows each unit would have four bedrooms, three bathrooms (one ensuite), media room, family-dining, laundry and alfresco area at rear with built-in one-car garage at the front.
Construction would be primarily of brick veneer with some horizontal fibre cement sheeting and rendering with conventional concrete tile hipped roofs at an 18 degree pitch.
It states: "The subject development complies with the development standards and objectives of Central Coast Council's development controls."
However, it is unclear whether this is in fact the case, with solar access and overshadowing apparently calculated using an incorrect (magnetic) north point (MM).
The application states: "All residential dwellings adjoining the land are limited to a single storey.
"Overlooking of private open space areas can be minimised at Council's discretion via consent conditions".
It mentions that "one tree within the front setback area is proposed to be removed and one palm within the rear setback area".
The landscape plan appears to show two new trees (coastal banksias) to be planted on site and five trees to be retained.
The application is currently on public exhibition on the Central Coast website and open for written submissions until April 2.
