Manufactured dwelling proposed for Hobart Ave
A "new manufactured dwelling" may be installed at 24 Hobart Ave, Umina, if an application received by Central Coast Council is approved.
The 743 square metre site is zoned R1 General Residential, with a depth of 60.96m and a street frontage of 12.19 metres.
The new dwelling will be two storeys, manufactured off site at the Parkwood Modular Buildings factory.
The number of bedrooms and bathrooms is not specified.
It will replace a single-storey, two-bedroom dwelling which is proposed for demolition.
The application claims that the height of the completed dwelling will be 7.58 metres and the floor space ratio 0.5:1 which comply with planning provisions.
It is claimed that site coverage, setbacks, view and privacy also comply.
A garage will be constructed on site, attached to the front of the dwelling.
The application claims: "The proposed dwelling is oriented to the north, consistent with the alignment of surrounding properties.
"A well-lit living environment to maximise natural daylight, supporting energy efficiency through passive solar gain, and maintaining the established character of the neighbourhood."
However, the shadow diagrams have been inverted and show an incorrect upside down north point.
The application states: "The streetscape is characterised by varied facades, rooflines, and material palettes, enhancing the character and variety of the established streetscape.
"As a developed coastal locality, the area reflects a blend of modern design elements and established character housing, supporting a cohesive yet varied neighbourhood identity.
"The proposed dwelling is consistent with this evolving streetscape and maintains compatibility with the existing built form."
It is proposed to remove one tree and one existing tree stump, the locations of which "are clearly identified on the submitted site plan".
The rear of the property contains several existing trees which will be retained.
In keeping with the low site impact of a manufactured dwelling, the new driveway is proposed to be constructed in gravel and link to the existing gravel crossover.
In conclusion the application states that "the proposal is for a new manufactured dwelling which has been designed to complement the appearance and character of the area and surrounding properties".
DA/877/2025 is on public exhibition until August 4.
