Application lodged for three rooftop terraces
An application has been submitted to add a rooftop terrace to each of the three townhouses currently being built on the corner of The Esplanade and Augusta St, Umina Beach.
A 37 square metre rooftop terrace with a barbecue bench will be added to each of the three dwellings, approved under DA/5940/1999 at 168 The Esplanade.
Access will be via new external stairs from the first-floor balconies.
The new additions will remain under the 8.5-metre height limit for the area.
The application, prepared by Zane Solutions, states that the new terraces will be set back 0.898m to 2.020m, from the building edges.
The proposal includes planter boxes with screen plantings around the edges of the terraces to prevent neighbours from being overlooked.
A 1.86-metre-high privacy screen on the north side of the rear terrace would block views into the backyard of the neighbouring property at 21 Augusta St.
The application describes the terraces as "ancillary" outdoor areas, and suggests they will be used less frequently than the main ground-floor courtyards and balconies.
Their use would be unlikely to create adverse noise impacts on surrounding residents, the application claimed.
It stated that the proposal "generally complies" with the requirements of the relevant planning controls. "
DA/831/2025 is currently on public exhibition and available for written submissions until August 22.
