Single two-storey block proposed for co-living housing
An application for a 12-unit co-living development has been submitted for 194 Ocean Beach Rd, Woy Woy.
One of the units is designated as a "manager unit".
The site is zoned as R2 Low Density Residential, with an area 696.4 square metres, and is located on a bus route with a bus stop nearby.
The proposed building is a single two-storey block with three double rooms, two "accessible" rooms and a communal living space on the ground floor, and six double rooms with balconies plus one single room and a communal area on the first floor.
All double rooms will contain a laundry, kitchenette and bathroom and will be limited to two occupants.
As a "co-living" development, a floor space ratio of up to 0.66:1 is allowed. The application claims that this proposal achieves a ratio of 0.61:1.
The ground floor area is stated to be 190 square metres and the first floor 233 square metres.
The application claims compliance with all planning requirements for "co-living" housing.
The proposal provides six car spaces including an accessible car space with shared zone, two motorcycle spaces and bicycle parking.
It states that a Plan of Management is provided among the documents, but this is not on public exhibition.
The application states: "The proposal has been developed with a view to upgrading the site and producing a form of development, which is consistent with council's nominated objectives and design principles.
"The proposal will produce an attractive and notable contribution to the site and locality in general with limited environmental impact.
"The proposal is consistent with the character of the area and will have no negative environmental or urban design impacts."
The application is currently on public exhibition, with written submissions accepted until January 13.
