Single dwellings approved with non-compliances
Four non-compliant development applications have been approved for dwellings on the Peninsula in the first three months of the year, according to a report to last week's Central Coast Council meeting.
Three were for new single dwellings and one was for "alterations and additions".
Alterations and additions to a house at 123 Greenhaven Dr, Umina, have been approved with a 9.4 per cent "variation" to the maximum height specified in planning provisions.
According to the report, "the proposed variation to the 8.5 metres height requirement is breached by 0.8 metres due to the extreme steepness of the site with 25 and 35 degree slopes directly below the non-compliance area.
"The remainder of the dwelling complies with the 8.5m height requirements."
The application, DA/2942/2022, was approved on February 20.
A new single dwelling at 48 Oxford St, Umina, was approved with a 1.69 per cent variation to the maximum floor space ratio of 0.5:1.
"The proposal provides 250.79 square metres of gross floor area."
The permitted maximum under planning provisions was 246.6 square metres of gross floor area on the 493.2 square metre site.
This variation of 4.19 square metres to the development standard "is considered very minor and does not noticeably deviate from the control and does not result in an excessive density or land use intensity and is not readily perceptible as compared to a compliant scheme".
The application, DA/2947/2022, was approved on March 7.
A new single dwelling at 36 Taylor St, Woy Woy Bay, was approved with "a very small section of roofline above maximum limit" by just 0.096 per cent.
The report stated there was "thorough justification from the applicant".
"Neighbours were notified and there were no submissions against proposal."
The application, DA/3878/2022, was approved on March 20.
A new single dwelling at 131 Memorial Ave, Ettalong, was approved with a floor space ratio 5.4 per cent above the limit, but "in keeping with character and scale of adjoining development".
The application, DA/10/2023, was approved on March 22.
