Double garage proposed within front setback
Central Coast Council has received a development application for the construction of a detached double garage at 23 Hobart Ave, Umina Beach.
It is proposed that the garage be built on the front setback of an existing house.
The application acknowledges the proposal does not comply with planning provisions, which require a 9.355 metre setback.
A setback of 2.281 metres is requested.
The application prepared by Designsmart Living states: "The existing dwelling on the subject lot is of a sufficient size to warrant a double garage and given the existing dwelling house footprint there is no alternative but to utilise the front setback area.
The application claims: "The garage height is minimal in design and a sufficient space remains for deep soil plantings.
"The existing front hedge is to be retained which will screen the frontage entirely.
"The side of the streetscape can absorb this variation and the design is compatible with the character of the area."
The site has an area of 557.2 square metres and is zoned Residential R2.
The site contains a single storey clad dwelling on the northern side of Hobart Ave.
It has frontages to lanes to the east (side) and the north (rear) boundaries.
There is an existing single garage accessed from the rear lane.
"The existing storage shed at the rear of the property is narrow and not suitable for a garage given the constraints of the rear pool and landscaped rear yards," the application states
The proposed double garage measures 6.2 metres by 6.3 metres and is to be located 0.516m from the side boundary.
"The adjoining neighbour to the east nearest building is eight metres away and separated by a lane."
The application is currently on public exhibition and available for written submissions.
The council website does not state a closing date for submissions.
