Three units proposed for Memorial Ave
A proposal for three multi-dwelling units and a strata subdivision has been submitted for 121 Memorial Ave, Ettalong.
The site is zoned R1 General Residential and is 545.75 square metres in area.
It has street frontages to Memorial Ave on the west side and Coolabah St on the south side. The east side of the site is bounded by a lane which connects Coolabah St with Lurline Rd.
Each unit will contain a kitchen, open plan living, two bedrooms and ensuites at ground level with one bedroom per unit at the upper level.
It is proposed that there will be one car parking space per unit at ground level within attached garages and landscaping and private open space per unit.
Access to the garages will be off Coolabah St, with separate access to each unit.
The application, prepared by the Council Approvals Group, states: "While there are windows located to the rear of each of the units, the existing closed 1.8m high fence located along the northeast (rear) boundary already provides an effective screening between properties.
"The upper bedrooms to each unit also have windows located to their rear but direct overlooking to the adjacent property will mostly be to the rear back yard of this property given that the dwelling house at 123 Memorial Ave is located well towards the site frontage.
"The existing views enjoyed by adjacent property will not be adversely impacted on by the proposed units including their upper levels.
"At the 9am solstice, most shadow will be created by the upper levels but this will fall only the roadway verge along Memorial Ave.
"At the 3.00 pm solstice, there will be some modest overshadowing over the rear backyard of No 123 Memorial Ave.
"Due to the modest scale and height of the upper levels, this will not create adverse overshadowing onto this property."
The application claims: "Tree removal will not be required for the proposal.
"There are no trees located to the rear of the property.
"Some small shrubs and a jacaranda tree are located along the Coolabah Street frontage."
However, the arborist's report prepared by Accurate Tree Assessment states: "Trees 3 callistemon citrinus, 4 and 5 jacaranda mimosifolia are eligible for removal as exempt development in accordance with the provisions of Central Coast DCP Chapter 3.5 section 3.3.3.2.a"
"Trees 1 ficus elastica, 2 angophora floribunda, 6 banksia integrifolia and 7 magnolia figo will be subject to nil or manageable levels of encroachment caused by construction of the proposed dwelling and are proposed for retention."
The application claims that "the property will be appropriately landscaped in accordance with the landscape concept plan".
However, no landscaping plans have been included in the drawings on exhibition.
There is also no mention of street tree planting.
The application claims the proposal would "provide for much-needed affordable housing stock within the Ettalong area, either as owner-occupied or rental housing".The application is currently on public exhibition on the Central Coast Council website but no closing date for submissions has been posted.
