Discrepancies exist in application documents

A development application has been lodged with Central Coast Council to demolish an existing house and garage at 46 Karingi St, Ettalong, and construct a new two-storey dual occupancy.

The application prepared by Red Apple Design describes the proposal for the 520-square-metre site consisting of two attached, three-bedroom dwellings.

According to the Basix statement, however, both dwellings have four or more bedrooms.

No landscape plans or an arborist report are exhibited, and no mention is made of trees in the application, despite the fact that tree protection for three existing trees is clearly delineated on the Erosion and Sediment Control drawing.

The new building has a hipped roof and an "articulated facade to integrate with the existing streetscape".

Each dwelling will have its own private, north-facing courtyard at ground level, accessible from the internal living areas.

Vehicular access for the double garage of each unit will be provided via the rear laneway so there will be no driveways required on Karingi Street.

The application notes that the site is located in a flood-prone area, and the design has incorporated a minimum finished floor level of 5.2 based on council's flood data.

The proposal also seeks a variation of 3.9 per cent to the maximum allowable floor space ratio, with a formal request submitted to council for consideration.

The application states that this is required to provide functional and liveable room sizes within the dwellings.

The council planning portal claims application was on public exhibition from July 11 to 25, but was not actually displayed until after July 13 which meant Peninsula News could not report on it for the last edition to give readers the opportunity to make submissions.
