Certificate issued for four-unit development

A construction certificate has been issued for a four-unit multi-dwelling housing development in Ettalong.

Consent has been given for the demolition of existing dwelling and construction of the multi-dwelling housing at 28 and 28A Bream Rd, Ettalong.

The work was estimated to cost around $850,000.

The proposal that was granted consent included the consolidation of the two lots, construction of four units comprising two single-storey villas and two two-storey townhouses.

Unit 1 would be a single-storey dwelling with two bedrooms and a single car garage.

Unit 2 would be a two-storey dwelling with three bedrooms and a double garage.

The third unit would also be of two storey with three bedrooms and a double garage and the fourth would be a single-storey dwelling with three bedrooms and double garage.

The site is zoned R1 General Residential and multi-dwelling housing is permissible in the zone with the consent of Council.

According to a report prepared by Central Coast Council's Department of Environment and Planning, the DA complied with all the main objectives of the Gosford Local Environmental Plan 2014 (GLEP).

Four submissions were received in relation to the DA over two subsequent exhibition periods.

Issues raised included privacy, character of the area and non-compliance with the Gosford Development Control Plan.

However, the Council report concluded: "The potential constraints of the site have been assessed and it is considered that the site is suitable for the proposed development.

"Subject to the imposition of appropriate conditions, the proposed development is not expected to have any adverse social or economic impact.

"It is considered that the proposed development will complement the locality and meet the desired future character of the area."
